The 5,200 or so residents of Gardiner enjoy views of the Shawangunks, easy access to Route 87, and just a few businesses (the Gardiner Association of Businesses lists a country store and distillery, among others). It’s also got a skydiving ranch and a locavore restaurant.

Like a lot of places, Gardiner’s prices rose, then crashed and are making their way slowly back. The best deals are probably long gone now, with average listing and sales prices tending to be in the mid-$400,000s at the time of this writing. GMAP
