Hillsdale, in the northeast corner of Columbia County, is about 120 miles and two-and-a-half hours from New York City. Sandwiched between the Berkshires and the Catskills, and between the glitz of Great Barrington, M.A. and the antiques and ex-New Yorkers of Hudson, N.Y., Hillsdale is small (population 1,748 at last count) rural and quiet. Amenities include an IGA supermarket, a hardware store, a couple of diners and restaurants, a lot of open space, and easy access to the cultural and commercial activities of its nearby hubs. It sits very close to Catamount and Butternut ski areas.

If walking to a coffee and a movie theater is what you want, Hillsdale’s not the place for you. But if you want solitude and peace, Hillsdale’s a good bet. Real estate isn’t quite as affordable as you’d think, being so much farther from the city than desirable parts of Ulster and Dutchess counties. Because multimillion dollar properties tend to be offered along with bargains, the average listing price hovers at over $700,000 at the time of this writing. Yet price per square foot here, as in many parts of the country, is generally lowering. Many 18th and 19th century farmhouses make up the housing stock, but there are also modern gems perched in the hills, and certainly there are deals to be had; the median sales price, as opposed to the listing price, was recently $228,000.
